What the Spring 2026 Market Looks Like from the Ground

After a quieter 2025, spring inventory is picking up again across Toronto. More listings are hitting the market, and conditional offers are back in most neighbourhoods — which matters if you’re buying.

What’s actually moving

Detached homes in the 416 under $1.2M are still seeing multiple offers in the right neighbourhoods. Semi-detached properties in Leslieville, Roncesvalles, and Danforth East have been particularly active.

Condos are a different story. The downtown condo market remains soft in the sub-$700K range. There’s real selection, and sellers are more flexible than they were two years ago.

For buyers right now

If you’ve been sitting on the sidelines waiting for prices to fall further, you’re probably late. You’re not buying the bottom, but you’re not buying the peak either. The best window is when you can move with conditions — and right now, you can.

The more important number than the purchase price is the carrying cost at today’s rates. Run that math carefully before you stretch the budget.

For sellers

Pricing is the only lever you actually control. Overpriced listings are sitting for 30, 45, 60 days and then selling for less than a well-priced listing would have. Come in right, get it done.
